These are the “Down to Earth” Pricing Factors that really count—check them out and save big!
This is one of the most critical aspects of buying any home and a log home is no exception. A typical log home should cost no more than a conventional home. Many log home companies have priced their packages so that your finished log home costs much more---with us this will not happen! Below is the current price list for Honest Abe Log Homes (one or our suppliers) and this will include everything you will need to build your dry-in shell.
Along with the shell package and labor to construct, you will need to budget these additional costs (approximate).
Plumbing and electrical requirements - $20-25/sq. ft. average
Other finishing materials - $20-25/sq.ft. average
As an example a medium 3 BR, 2 Bath home of 1,350 square feet would be figured as: 1,350 x $100. This would give you a rough estimate of your total home costs, but certainly varies depending on your choice of amenities. Therefore as a starting point, figure your basic home of 1,350 sq. ft. should cost about $135,000

Log home dry in shell package - $40-50/sq. ft. average (depending on corners, dormers, porches, and heavy timber options). Below is the current Honest Abe price list for their Genuine Select series of homes. This is a complete dry-in shell including porches and decks.
Labor for construction - $20-30/sq.ft. average. So your dry-in package should cost about $60 per square foot built on your foundation.
